Absolutely do not pay them to leave.... Ask them, then follow WA state law guidelines to take care of the problem.

Kei. If you don't yet have an agent, i'd love to represent you and have a more in depth conversation about this. My personal thought is that you can't time the market. If we look at it like the stock market... If a stock is at $60 and you believe it will eventually get to $100.. Ideally you'd like to buy as low as possible and maybe you hope it drops down lower so you can buy at the best possible point... Me theory is that if you have the means to buy right now and your alternative is renting, and you plan on living in Seattle for at least 3 years, go ahead and buy as long as the terms are relatively favorable. As far as a condo is concerned, you have to look to the future.. Maybe you don't want to stay there long term, well is there a rental cap? 

There is no absolute right answer to the questions and it varies on a case by case basis. 

Basically Seattle is proposing an income tax on those earning over a certain threshold which i believe is 250k. I believe that would require Seattle becoming its own county like San Francisco. don't quote me on that though.

I would be very very very careful with that. I see a lot of potential problems with that. Its why these large companies hire non licensed people to go door to door seeking deals.

I've been working with a couple clients looking to find a property to purchase then rent in downtown Seattle. Honestly, its an effort in futility IMHO. I would shoot for bothell, or North Seattle. I've had a couple clients think outside of the box and look to areas where you'd have a consistent flow of renters Everett (boeing) bremerton (naval base) South tacoma (JBLM).

Can also take you through the BRRR strategy to get something below market and rehab it. Would be a good way to get into the Seattle area and maybe pencil out. Feel free to DM me.

There are a lot of ways to answer this. Simple answer is that any broker should be flexible and commissions are negotiable. Shoot me a PM. lets talk about it. Our firm is an independent brokerage, not a team under an umbrella. We can certainly work something out that works for both of us.

@Julie Marquez I do use it. I probably don't use it how it is intended to be used. One benefit is being able to easily see what the potential value of a property is at its highest and best use.
