Great reminder Lane.  Building an investment portfolio that allows you to live where you want is a really good thing to keep in mind.  I am currently strategizing on how to build a portfolio so I can retire in Hawaii when I retire from the military in 5 years.  It's going to take some serious work but it will be worth it.

I am thinking about investing in the Memphis market soon, but stories like yours are scaring me off. I have only bought and sold homes that I live in, so this will be my first REI home. I am looking to be in the sub $100k market to limit my exposure while I go through the learning process on my first home. I am always looking for people giving positive experiences with PM companies too. With respect to your privacy, would you say that there is a sub $100k in your area of NC? I am definitely not decided where I will be investing yet, so any advice would be great. Thanks so much!

I was wondering if you brought a property to Lubin or if you purchased a property that they happened to already be managing?  I am looking to enter the Memphis market in the next few months but I am out in California as well, so I am a little bit nervous about investing so far away.  How has your experience been over the past few months?  Thanks for the info!

I am looking to close at least one deal in the sub $100k market.  It will allow me to learn a ton and won't be too risky if I have any issues.

Hi Shyam!  I am looking for almost the same criteria currently.  I have been looking in Memphis TN and Little Rock AR.  I have been reading a lot about Memphis particularly and I have a friend who invests in that market currently.  I think I am going to purchase a there shortly, once I am confident enough in the market and I find a good realtor and property manager.  Let me know what you think or if you have found any other good sub $100k markets.

Hello everyone, I’m Andrew and I am new to the world of real estate rental investing. Just some basics to set the stage. I am an active duty military member with 14 years of service. I am relocating to the greater Sacramento area for my last duty station until I retire in 6 years (from the military, not forever). With that being said I have become increasingly concerned about post military life and creating some passive income, enter real estate investing.

In the short term I am buying a home in Rocklin, Ca for my family to live in for the next several years. My realtor knows, and is on board, with this property needing to be appealing to the rental market and at the right price point for future growth. I am also reading everything I can get my hands on such as Rich Dad Poor Dad, How to Win Friends and Influence People as well as several titles from Bigger Pockets in an effort to learn as much as possible about business and real estate.

My goals, as they stand now, are to get this home I am buying now with it having strong potential for being a cash positive property in the future. Secondly, I am hoping to acquire my first multi-family home in the next year. I plan to take it slow but steady and see how I can use the military benefits to help me start a portfolio of properties. I will continue to refine my goals as I get a little more idea of what I am doing.

I am excited to learn from everyone on here and share stories!
