@Sam Grooms Thank you for all the great info. It's always fascinating to me to hear people's reasoning.

Often times it's easy to fall into the SFH $100 cash flow per month trap. Looking at the numbers you roughly outlined above someone could get a much better rate of return while letting true experts guide the investment as well as get your initial investment back plus some. Definitely something of interest to me.

I also think it comes down to how passive of an investor you want to be.

Like @Paul Choi highlighted, for him it was about growth and stability. Paul, I see that your local, where are your MF located?

@Victoria Lilly Yeah I know that most prop tax rates when I've looked around the Dallas area are north of 2%. By contrast mine here in California is about 1% which can make a significant change. I think the insurance is high because of hail storms causing damage from time to time, tornados are not all that common in Dallas from what my wife says. But yes, numbers worth researching!

Overall though I love Dallas and it has many great suburbs. The thing I like most is you have 360 degrees of expansion so you can go north, south, east, west and find potentially something you like. Here in the Bay Area we are suffocated by the coast so we have one direction from SF that's more affordable, east.
