@Matt K. agree on the car. my vehicle is paid off however I know it's a ticking time bomb before needing a repair. I also religiously research items especially bigger ticket items before purchasing this way I'm 100% certain I am maximizing value for the dollars spent.

As far as sacrifices? I'm considering leaving my home state to stop paying so much to live here, But I also have a marketing/video production side hustle for the past 8 years so I really focus on earning more instead of cutting everything out as my wife and I already live pretty frugally.

@Blake Edwards haha at your #5. I used to have to explain that ALL the time when I lived in LA. My license still said "Brentwood" and I would get some weird looks and/or people thought I was loaded haha.

@Jorie Aulston i would never become a wholesaler, definitely creating yourself a capital intensive job with a high success of failure and burning cash. I'll pass haha. I'm in real estate for the long haul.

@Joel Florek very interesting topic thanks for sharing. My wife is from a small town outside of Dallas about an hour or so and I have often considered investing there because tons of folks actually CHOOSE to live there. I know it blows a lot of people's minds who don't live in rural areas. Heck, my father in law owns 30 acres and would never move closer to Dallas haha.

Definitely will start doing some more research.

@Caleb Heimsoth good point, I see the value in doing it on occasion or like you said if it's a property you don't want to hang onto but the people who think they will grow an empire without huge marketing budgets seem to be spinning their wheels while wasting money.

I love how @Jay Hinrichs almost always tells them to get a real estate license and be a realtor. Makes more sense to me, give yourself multiple exit strategies and greater access to deals regardless of market conditions.

@Jason D. Yeah I think it's too bad honestly. I work in marketing so I see right through any of those guru campaigns but know a lot of people do fall for them.

if having no money is the hurdle then just read up on all the creative financing stuff people post on here! Blows my mind what people are able to pull off.

I see SO many posts from newbies who want to become wholesalers and I don't really understand why. I can make the obvious assumption that many of them have seen the guru ads who make it sound like shooting fish in a barrel and believe it will be an easy way to become an investor without money.

As illustrated many times before from a wide range of experienced investors the path to a successful wholesale business requires a good amount of capital to spend on marketing which most newbies do not account for. 

Seems to me a lot of big players spend 6 figures per month on sophisticated marketing campaigns and dominate the market with another smaller group who do a few deals a year followed by about 90% of "wholesalers" who don't do anything.

So I'm curious, why wholesaling?
