Area is definitely a huge factor in Memphis, I basically tell everyone it is street to street. $100k could potentially get you some good stuff here. On the PM side of things we have not seen high vacancy, if anything it is easy to fill a home here in Memphis as long as it is priced right.

@Nat Chan Regardless if the stereotypes of Memphis, I think it’s a great area to invest in. Yes there are areas that probably aren’t the best however, there are also great areas to get into.

@Bryan Darge I myself have no taken the plunge into multi-family. However, I know a few investors that I have talked to have recently taken that plunge and seem to be going full force into it. Memphis itself is going through a lot of rejuvenation from Downtown, to midtown, and to the majority of the surrounding cities that typically have a bad reputation. All in all, I think it is a great market to dive into. It's a big renter city and I don't think you could go wrong here.

@Kevin Charles Hi Kevin, east Memphis is a great place to invest. The cooper young area is a great place with Overton park being right there and also just a short drive from the rest of midtown and downtown, the area is definitely a desirable place to live in. Hi Israel, West Memphis, AR is starting to become a great place to invest in. With Memphis, TN going through a rejuvenation this brings some value across the river. West Memphis itself is starting to show signs of value for the future.
