Mike, I had this happen to us and we didn't catch it.  Came as quite a surprise when we got the bill.  

it will catch up to you sooner or later.  The county will send the tax bill to the lender and presumably it will be at 6%.  Your lender will pay the bill and then send you a bill for the difference.   

2 options: call them to update. Or put the money away and wait for the bill.

@Brandon Barnes is right. 1% in this area is too expensive.   You can find a rental that will bring better returns in Columbia or Lexington.   

Your first calculations at $85k is where you should try to start.

@Jay Hinrichs it is 4% or 6% of your assessed home value.  You would then multiply that by your municipalities millage rate.

Im a SC resident and All Non Primary homes are taxed at 6% opposed to 4%.  I'm pretty sure that state residency does not matter.
