@Collin Hays manages properties there and can likely give some insight.  If you look up his recent posts however I think it is worth pointing out this is a very soft market and he personally is not recommending purchasing yet at this time.  Good luck!

I have no personal experience this, however I do think it sounds cool. After reading all of the above comments, it seems like you will have a lot to think about. I actually have a client who had several similar properties in the Ozarks, he sold all but 1 and moved to FL where he is doing run SFR STR's. He kept the one because it is his favorite and he has a rockstar living there and running it. He also previously mentioned to me that he really likes buying SFR's now because they are so much easier to run. It would seem to me you need to consider all of the variables above, commit to likely living and running it for a least a period of time, and then either trying to re-sell it or find someone you can trust to run it. It is likely a lot of work and won't be enjoyable unless you're into the lifestyle as mentioned above.

I think if you are willing to intern in a way someone may hire you either free for experience or a low rate.  You could also intern for a PM.  Ive interned some people in the past!

This unfortunately is not a creative way to transition.  That listing belong to the account owner and cannot be transferred via a cohost.  You can either begin self management effective immediately and have all bookings cancelled and hope they rebook with Airbnb CS assistance (we see about a 75% conversion rate) or you can let them manage until the last booking and transfer then via a new listing on your account.

I received a formal demand from an attorney (I believe to be a friend or family member) because I refused to issue a refund for bad weather.  It was a tropical storm with no evacuations (aka business as usual in FL) and they stayed the whole weekend at the house but did not get to use the beach, and demanded a full refund.  As for the attorney he was not licensed to practice law in FL so the PA BAR received a complain that is still on file :)

Hey Steven - best of luck with your endeavor! I would recommend, just like with any business, sketching out a business plan and going from beginning to end on paper.  You could even post it here.  Breaking down each part of the business will allow for scrutiny and analysis and a clear start point and end point.  I hope that helps.

I manage over 60 STR's in Tampa but am originally from Southern NJ "Jersey Shore". I manage one in Ventnor and it does very well, new construction 2 blocks from the beach. I have also found success in LBI before.

I see you have a lot of CPA's commenting, I would interview them all and see who works best for you!
