Im primarily in the Tampa/Clw/St Pete market and this is our slowest period. You likely will need to discount further, and make some adjustments mentioned above. It is also important not to just look at the price PL is telling you but see where your competition is priced at.

I've learned a lot as my wife just got licensed in FL :)
Both are DP3 insurance that are comprehensive risk for investment (rental) property. The difference will lay in the rental period covered, which is usually a question when you are quoting the policy. If you are STR you want a minimum rental period of 1 night, with LTR you may have 6,9, 12 months etc. The shorter the rental term the more pricy the policy.
Both examples above (DP3) are property insurance options, there are also products called various things that protect the contents of the home from guest damages etc.

I've seen stories on this topic before - I think it can basically be used a marketing gimmick. I would not pay more than market for it and would not boost revenue estimates, but be happy if in reality it got one. I think it would depend on what the show was and who the actors were. People still have to be personally looking and/or interested in going to that location, and mostly people searching for accommodations in that area may or may not be fans, and even if they are fans may not be interested in paying a premium. If you do end up acquiring it I would see if there is a fan club somewhere and let them about it lol.

Backing up Garrett's post with feedback from my local Airbnb rep.
1. Airbnb does reward policies they push with increased visibility.
2. Airbnb does punish those going against their grain with decreased visibility.
3. Airbnb's algo is a mystery and once you think you have it figured out it is changing again.

I'd recommend avoiding condos as well due to HOA issues, and if you are open to it looking at stronger markets in FL. I am in Tampa and the returns here are better than the panhandle. But if you have some personal connection to there, you should be able to make it work.

Curious as to why a nearly 50% down payment? Im not sure what market this is, but in my market (Tampa) you would be better off putting that $300k down on a waterfront $1.2M home that produces $15k in gross income.

Good afternoon
Verizon just acquired Frontier and I was approached by their new rep in my area about working with Frontier. The biggest player in our area is Spectrum, and they are awful with seemingly random price increases. I started at $50 3 years ago and slowly but surely I am up to $100 now for internet only. Anyways, I worked out a deal with them for my owned properties that extends to my managed clients, and it is 500MB fiber internet for $49.99/mo with 2 year price lock and no install or equipment fees or charges. At the end of the 2 years it increases to $60 and will not go higher than $60 for the life of the service. If you sign up before the end of the weekend it will be 1GB package at the same price. I just checked with him as I have some personal friends who want to take advantage and my "clients" can be anyone in the country lol.
