I am not too far away in Tampa.  Personally I use AirDNA (premium version with comps).  I then check the data against live comps on Airbnb/VRBO.

The rules work in your favor, until they do not.  Its a moving target in cities like this.  This is obviously just my opinion and I am spoiled by Florida's state law stopping jurisdictions from enacting new laws or changing existing laws.  But happy you are finding success there!

I have encountered this once, we put it as a Community fee and put in the listing the cost and made it clear where it was included.

I second what is said above that most people do not look too much into this, they just shop via total cost.

I think, for once, this is a good move by ABNB.  It did cause me to change my pet fee structure, but c'est la vie.

Upon first reading this I thought you meant could an Airbnb nearby to a subject property cause the property to lose value. It seems everyone else took it a different way, but I will still answer it this way as it is very vague. I do think a STR can potentially lower the value of a property, as people tend not to like living next door to one. However, in some markets it is so common it likely does not matter much, and there is not anything you can do about it if it is legally zoned.

People who stay here in FL love our poolside Tiki Bars, I would probably fix it up and keep it along with a game room set up.  You could even get a Murphy bed to increase occupancy / bed options.

I think it could be a combination of factors.  Currently here in Tampa our June/Jul is very strong. Most of my rentals are family friendly larger pool homes near the beach, and kids are out of school, so its strong demand.  I do not think the tariffs are effecting much.  I do think the hurricane is not helping.  I manage in Napes/Ft Myers and it took a while to get demand back after Ian - the area was stigmatized and people moved to non affected areas.  Ultimately I would check your prices.  Unfortunately if you are priced above your competition you will seldom book.

I have no experience there, sorry.  Just genuinely curious and interested how you landed on that location?  I lived in AR temporarily while in the Army and never heard of it, and have been on these forums for about 3 years and never had anyone mention it.  Good luck!
