Thanks @Will Fraser. I really appreciate you taking the time to respond to this post. I’m very happy that this is indeed a working strategy and will pursue the next steps in getting this in motion. Having the reassurance that I’m not chasing my tail really helps.

I recently completed a renovation on a house that had 16’x16’ sun porch. It had pine tongue and groove on the inside and nothing but storm window and a concrete floor. The siding needed to be replaced on the outside along with some of the sheathing. While I had it open I took photos of the insulation in the walls for proof that the room was insulated. I ran a heat duct into the room through the crawl space. The appraiser used it as square footage to run my comps for my appraisal. That little hack added around 250 sq ft. I also added a bedroom in an unfinished walkout portion of the basement. These two things substantially helped up my value.

I caught a glimpse of a topic that interested me in a BRRRR Facebook group and I'm struggling to find any solid information on the topic. It was mentioned that if you have the capital, you can lend to yourself through an LLC for your initial purchase and rehab. When you get to the refinance stage the benefits show themselves. Supposedly you can then get a rate and term refinance to pay back the LLC. rate and term allows for better terms and an easier lending experience than a cash out refinance. Does anybody have any insight or experience on this topic.

    Buy a tablet of whatever you are wanting to send your letters on. Take a blank piece of white copier paper and lay it over your tablet. You will see the margins and lines show through the paper.  Take your time and write out your message neatly on the white blank paper following the lines and margins of the tablet below. 
if you want to include an individual address in each letter set  it up to leave a blank space in your master copy. Once your message is complete on your blank white page place it in your copier. Place torn off sheets from your tablet in your printer and make copies. The printer will mass produce “hand written letters” with correct lines and margins. Once copies are complete hand write each address in the space you left available with the same pen you used for the master copy. Hand write addresses on the envelope and you’re done. I use this method in super directed small batches.

Hey Justin, glad to hear you're ready to get on board. I'm active in SW Michigan We're coming into the last few weeks of our first Brrrr deal. It looks like will will be a grand slam. I purchased the property for 92,000. The renovation was in the low 30's. We will be all in at around 125,000 and the ARV looks like it will land around the 225,000 mark! It's exciting to have the ball finally rolling after a couple years of being obsessed with everything real estate. Be patient as you begin your search. We walked twelve off market properties before we landed this one. If you stick with it, the rewards are epic. I wish you the best on your exciting journey.
