I would echo most of what has already been said--but always keep your goals in mind.  Depending on your goals should help you determine which strategy to pursue.  And financing options will obviously be key. 

When we started our REI journey, we focused on 4-plex properties that allowed us to get conventional financing and 30-yr fixed rates to juice our cash flow. Our strategy was take advantage of all 10 personal loans we could get before turning to bigger properties and commercial financing. In my opinion, that allowed us to generate extra cash flow that accelerated our ability to buy more property quickly.

Welcome!  I'm in Austin and would love to learn more about the mobile home business.  Long-term I'm interested in developing a mobile home park and then keeping the homes in a buy and hold model.  Would love to learn more about what you're up to.

Fear for sure. 

But how many people do you know who want to Get Rich Slow? IF they have access to capital, many friends I have are investing in startups and other speculative deals--with the allure of a big return, and the promise of not having to do any work for it. 

Managing our portfolio and working a day job is too much work for a lot of people.

@Chris Leininger, where exactly are you looking?  We have several MF properties up and down Stassney near Manchaca, very close to Westgate. 

I really like the area and have had great luck with our tenants. We aim for, and typically get families in our units and have very little turnover.  There are a couple of pockets along Westgate that seem a little rough right now, but long-term seem great for appreciation. My biggest problem right now is I just don't see how anything that is selling right now will cash flow from the onset.  

What exactly are you looking for, and what are you seeing?

@Jordan Owens, I've been really happy with our Property manager who is covering properties of ours in both South Austin and San Antonio--so Buda/Kyle should not be a problem.
