I would just make sure you inspect the attic space, if you have it every, 6 months to look for leaks (if you worried about your roof). In my experience roof leaks creep up after it was leaking into the attic, soaking the insulation, then into the living area. This could take one really big rain or it could take months to do. If it takes months you could have a rot or mold issue in your attic.

Hi all. My potential business and I are looking into forming a Multi-partner LLC. What are some clauses that you have or wished you had. I've read the articles I could find on BP and I am looking for more. What are your suggestions?

If I recall correctly 3/12 -5/12 roofs should have a three tab roof, if it is a 5/12 or above you can use an architectural shingle. Depending on your roof slope, you might have to go with a 25 year.
I am an insurance adjuster for a major national brand. I adjust claims for buildings only, SFH, condos, small multi families etc. John Mocker gives a couple of good points as to ACV and RCV. However, the sole thing I wish landlords did was to inspect their rentals regularly, every quarter or every six months. This would alleviate a majority of issues that I see landlords face.
I receive a lot of "vandalism" claims from landlords because the tenants kept a pet, left trash behind, did not treat the home well etc. Most of the time the landlord has not been to the property in at least a year, sometimes multiple years!
Another thing to try to get is loss of rents, (when you have a covered loss the lost rent is paid during repairs). It can save your cash-flow. I cannot say how many times, I've seen a claim where the landlord does not have loss of rents and they tell me they are selling the home because they cannot cover the mortgage during the repairs.

You can look up a company called ITEL, insurance companies use it to match products. You can send in a sample and they will tell you if it is still in production and where to purchase it
