@Bryan Fried Welcome to BP! A extremely valuable resource for all things real estate. I have learned so much from these forums since I joined at the beginning of the year. I am currently an active buy and hold investor in Cincinnati (East Side). Let’s connect and we can discuss more.

@R. Wade Williams As a few already mentioned, I recommend Zillow Rental Manager and Cozy. I have had the most success with Zillow.

Very easy to use and you can refine your tenant screening even further by including a “Tenant Pre-Screening Questionnaire” google document hyperlink in your lead responses.

A Google Document is very easy to modify based off your tenant qualifications. PM me and I can share a current version of the one we have created.

Be vigilant but not discriminatory in your tenant screening, it will save you headaches in the future with potential problematic tenants. Best of luck!

@Todd Powell

Very inspiring post, especially for a RE Investor newbie like myself! I love that you were able to accomplish so much with your son as well. As my kids grow older, I look forward to sharing similar experiences. Congrats on your success!
