Hello All,

Had a question, hoping maybe someone had a similar situation.   I was recently working as a contractor (1099) for about a year and switched to a w2 full time job (I was a w2 prior and when i originally got the loan).   I'm wondering if I will have any trouble refinancing my primary residence, I assume I need to wait for at least 2 paychecks in the new job to start the process, but just want to be prepared.

Hello BP, happy Wednesday.

I was wondering if anyone can shed some light on this situation.

I have a tenant that is currently month to month, I’ve agreed on a 60 day notice to end it on my side and 30 day on thier side. Since there is no talk of eviction I just wanted to clarify if I decided to sell the property and gave them a 60 day notice to terminate the month to month (2 month) verbal agreement we have now would this fall under any of the moratorium items going on in CA related to Covid?

Hope that makes sense, my instinct is that since it is not an eviction there is no relation, just don’t want to kick something off that could be problematic. They have been good tenants, but this is the place to get a second or more opinion so thought I would ask.

Depends a lot on if/where you have to commute. I’ve been scoping out neighborhoods in Moreno Valley. Seems somewhat less unaffordable out there. On the south east side near lake Peris there are some nice neighborhoods and northwest side on the hill there is a nice lake community Sunnymead Ranch. As well as new builds scattered around.

Hello Nicholas, I think your in the right place. Just keep listening to podcasts, reading the forums and chatting with people. Then when your ready(don’t wait too long) dive in. Also, I’m close by in Fullerton let me know we can chat about it, I’ll tell you about my journey so far.
I’m definitely interested. I’m remote, have one property out there, just lost a second one in escrow and back to looking for more.

Might not be awful to buy it an put it on Air BnB, might draw some tenants at a marked-up rental rate.

Another p2p out there is groundfloor.   Have not used it, but looking at it from the investment side.
