Hi BP Family,

I am strongly considering purchasing condo as investment property in Florida and I'm looking at a few of these cities and zip codes.

Wondering if anyone here has any experience and or insights with regards to these markets good or bad that you'd be open to sharing. Appreciate any advice or wisdom in advance 🙏. Any particular things I should key in on or consider? Anyone have positive(of negative) experience + returns?

Hi BP,

I recently heard that the recent 1.9 billion  stimulus package that was passed in March has a large sum of relief allocated that would help or go towards landlords and property owners in need.

Do either of you know what is the best way to learn more and apply / take advantage of this? 

Has anyone done so successfully, and or any insights? Thanks in advance.

HI BP,

I currently own property in different states in addition to having a combination of W2 income, stock options + RSUs. Not completely uncommon in the bay area.

Finding a tax attorney who has strong experience in all these areas(especially real estate) is important. Has anyone had any positive experiences with a professional they'd be willing to refer?

And open to hearing any or general or specific tax breaks or structures (of the legal kind of course) that you've put to practice?

@Russell Brazil good advice. And of course every situation different do you mean you actually will go buy another property in the same market or street even though you're at a loss already? Curious to hear more

Hi BP,

I own a property in SF Bay Area and and selling the property at a loss. The rental market has been hurt as you know. And the/my timelines and horizon for return have changed for obvious reasons.

That all said...I am taking a loss in terms of fees, rental income etc. And will be able to recoup some down payment.

My question is...the same question some have asked me...what would you do next given this environment? There are tax benefits/take paper losses , 1031 out of question bc no gains, go to new market, hold cash, buy Bitcoin as hedge against inflation etc etc.

It's an open ended question on purpose because I'm really curious to hear this community thoughts perspective and advice.

Hey frank that's awesome! Just got back, what a great place. 

I'm interested too. But closer to Truckee. Donner area. Price points are different that said, is it possible to cash flow with short and mid term rentals ie airbnb 

Or is there an appreciation play / other play here.

Jim and all,

Boise and Idaho in general has been on my radar for some time. While I haven't executed anyting there yet I have done so in other markets.

On the surface there appear to be many great things going on for the city and state overall in terms of population growth and still over from California to Seattle and Portland.

*** what I have found difficult to understand investing in Boise however is if the overall fundamentals are there, and not just because it's a more affordable place, more land, more nature. Ie economics, job growth (non-SIP related). Utah where I've Invested on the other hand has presented better value, appreciation, ROI, growth.

In all honesty, I'm still interested and will visit soon. Wondering if any other investors have gotten over this specific hurdle I'm experiencing with Boise/ID. Thx in advance.

Hi Everyone,

I'm looking into buying a home for my family in the Truckee / Donner / North Lake Tahoe region.

We stayed there thus last week and love it. Plus we are a family of snowboarders. Love the idea of a home accessible all year round for our use. And possible STR in between. We know what we want generally speaking - - price point, bedrooms, etc.

That said, we're flying somewhat blind still in terms of where to look, neighborhoods in area (or outside of area) to consider, STR regulations if any, areas that do well / we should avoid etc. What does well doesn't do well.

Would appreciate any recommendations! Thx in advance.
