If been great getting all your responses! This is why I'm such a fan of BP. Thank you so much for sharing all the knowledge, wisdom, and why you love Cleveland. In my last visit I honestly saw so many great attributes about it - not surprised by the attention it's getting. Let's hope the city continues to attract population. John Koster yes I've read a while back on a BP thread that taxes is a big thing to watch out for and development could be going in a few directions. I'd love to connect with you over email or phone if you're open to it. I'll PM you. And thanks for the heads up and recommendation on Holton-Wise - James and Federico. I'll def reach out. Open to hear any other investors opinions and experiences with investing in Cleveland SFH and MF. I am from Cincinnati and look forwards to taking a trip to visit both cities soon.

Hi BP, I've been interested in Cleveland as a city for investment. Has anyone here in BP had experience? I know this may have been asked before. Are there any reasons or drivers that are helping the city become such a popular area for development and redevelopment? It seems like most of the midwestern cities (and states like OH) have been losing population due to migration to cities in the south and west. Really curious to hear anyone's experience has been with investing in Cleveland overall! Lastly, I'm looking to connect with any brokers who work with MultiFamilies. Post: Need Help with Cash Out Refi Situation

Hey Everyone, I need some of advice from the BiggerPockets community. Like many other California investors we are extremely lucky to have a property that has appreciated over the last few years. The property that I own has appreciated over 100% from 600k to now valued at around 1.2 or 1.3M. It is locked in at a 3.25% interest rate 30 yr fixed. I know we have a few options that include 1031, selling it and getting the 250K or 500K (we are married) tax exemption, and lastly potential keeping the property and cash out refi. My question is.... If we decide to keep the property and do a cash out refi we would be able to pull out a few hundred thousand. (But at a higher interest rate) In the worst case scenario if the market were to correct and the value drops (similar to the 2008 crash), what are the repercussions or consequences of having spent some or all of that cash from the refi out? If the rent still covers the mortgage and we can use the cash to leverage for other acquisitions can anyone share the positives or drawbacks from their point of view? Has anyone had any experience with a similar situation?

Ryan E. I'm also interested in SLC and UT and curious to get your pulse and take on the market. And what you're seeing there. And how does it compare to Denver. I've heard some draw some comparisons between the two, perhaps SLC being a few years or more behind (in a good way) I can PM if easier
Hi Everyone, My family lives in Melbourne and wanted to reach out to this thread to get any feedback on the area. My father works for Northrop Grumman so I know the areas have really seen it's fair share of growth as a result of the influx of new employees. I'm curious to get anyone's take on the area. Interested in picking up duplex or quad if the numbers make sense.

Hi BP, Im wondering if any of those in BP have any experience living and or investing in the Fresno, CA area. How's the area generally doing. Is there redevelopment going on? And are there areas you'd recommend? It's a market close to SF Bay Area, and a market that id be interested in multifamily standpoint. And looking to learn more. Also, if there any real estate agents that work directly with multifamily properties I'd love to connect. Andy
