Hi everyone,

I just purchased my first multi-family apartment building and I'm in the process of preparing taxes like all of you.

I'm trying to understand if cost segregation and depreciating the property is something that is generally advised as I understand it there is a recapture when the property is sold or 1031 exchange but helps to offset the income that comes in.

There's a chance that I could sell these properties in 5 to 10 years but if they perform well I can also see them being a buy-and-hold for a much longer turned in that.

Hi Bigger Pockets, I currently live in the San Francisco Bay Area. San Mateo to be exact. I'm trying to find out more information about San Mateo County and what homeowners can do to potentially add an ADU or accessory dwelling unit. Has anyone on BiggerPockets who also live in the SF Peninsula Bay Area had experience with successfully adding one to their property? Appreciate any help or advice in advance. Andy Chang

Hi BP, I'm looking at a group of 5-fourplexes. They are individually parceled. And the owner will only sell them together. If a bank is willing and able to do a commercial loan vs buying them individually, are there a foreseeable advantages or disadvantages from your perspective? Are there any challenges I would face from an ownership or management perspective? And if I were to acquire with a commercial loan, would these group of properties be considered a multi family? And would it come with the same "benefits" of owning a MF? Thanks for your help and thoughts. Andy Chang

Thanks for reopening this thread. Curious to get locals and investors take on the SLC and Utah County market as of late. I own a pair of properties in Bluffdale and Vineyard. It's def not "1%" rule. And I'm wondering if the growth and dynamics down there support further growth + appreciation down there. Anyone have perspectives on the short and long view of the area? Always interesting to get others opinions who also have their finger on the pulse.
