For investors in Baltimore, just wondering if anyone has had their rental inspections done yet? These are now required in Baltimore in order to properly register your rental by December 31st I belIeve. I have mine scheduled for next week and have a question I was wondering if someone might be able to help me out with prior to inspection. One of the items they are checking for is that electrical outlets in bathrooms and kitchens are GFI protected. My question is does every outlet in bathroom and kitchen need to be GFI protected with the reset/test outlets? Or just the ones near a water soUrce? Currently In the kitchen, both of my outlets on the same countertop with the sink are Gfi protected. However I have another one on a dIfferent wall over by the toaster that is not the GFCI switch. Is anybody familiar with the code? I would hate to fail inspection over something so small. Any feedback would be greatly appreciated! I am new to investing in the area and looking forward to getting more involved with fellow investors!

Hi everyone. I have finally purchased my first property in Baltimore City, a duplex that I am living in half and renting out the other half! I have never been a landlord before and am looking for some advice. Is there somewhere I can get a copy of a basic lease to use? What about a sample application that I can give to prospective tenants? Any help would be greatly appreciated! Andy
