Two items! First, BP has some rehab calculators. Second, have you ever worked with a hard money lender? The first thing they do is send you a rehab calculator spreadsheet. Those things are detailed and probably just as helpful as a calculator. Just my $.02

@Ahmad Mian not sure what your budget is because with CRMs that can play a significant role in the one you purchase. HubSpot, Active Campaign, and Salesforce have a lot integrations. Check out their integration pages to see what tools they integrate with to help guide your decision.

@John Dersoe I know you have a lot of advice already, so my apologies for adding to the choices.

Based on your info, it seems like you are savvy enough to have invested and profited over $400k in REI. Most people would love to have made the choices you made already.

It sounds like you are not mentally ready to invest again. If you want to enjoy your retirement without worrying about your decision, here are a few options that I would consider in your position.

First, have you considered syndication or private lending? Could be less work, and great returns when done properly.

Second, here is a non-rei option. Pay off your car, so you have $700 going into savings every month. Then consider investing up to your mortgage in whole life insurance. Some policies allow you to lend the money from your policy for whatever you want while gaining interest on the investment. I just set this up for my daughter to use for college. The money borrowed is tax free. You have the option to pay it off but are not required.

Third, combine what I mentioned above with other people's strategies in a way that fits your needs. After all, we are people on a forum. This is your life.

@Marcos Ruvalcaba what neighborhood are you in right now? For example, CapitalHillRealty.com might be longer but do better in seo searches for that area.

@Chris Hill not getting into the pay off early versus let the tenant debate people are having in this discussion. I couldn't find one thing? What do you need $45k per month to do that you can't do on $12k per month? In most areas of the country, you can retire today on $150k passive income. Do you like your job or is there a bigger goal to use the $45k per month?

 A good landlord should have an attorney to do the eviction by the book. Not surprising the tenant has access to representation. Evictions with or without an attorney suck! Don't focus on it, unless you have one right now. Focus on finding qualified tenants.
