@Alicia Marks why not update the mobile app? I and 100k other users have an Android app. I assume there are an equal or greater number who have the iPhone app. Doesn't make sense to go to the mobile browser.

@Jordan Laney that sucks! I had a friend with a Chicago Deal Vault account. He chose not to renew but was never locked out of the account.

Dan,

we buy SFR properties that usually require gut rehabs. When you fix everything like hvac and other essentials at the beginning of the purchase, you give yourself a few years without significant rehab. We can save money during this time.

@Kevin Kramer I just reached out to my congresswoman because the solar laws make no sense for section 8 landlords. There is huge potential wins for landlords, tenants, and the environment if we update the laws.

By my calculations, it would be possible to increase the amount of money collected by over $1.1 million (net before taxes) per every 100 properties over 20 years (typical lifetime of solar panels). Not saying it is a great immediate return but could be great for landlords looking to get more out of their current properties.

@Ted Hendry there is nothing wrong with caring. However, like a lot of people already mentioned you need to have a limit. If someone is a few days late once in a while, don't worry. If it is ongoing or they don't treat your property with respect, you owe them nothing. That is why the lease is in place. Follow your lease to evict and find better tenants.

I have a friend who has a section 8 tenant that is a hoarder. The house smells and is not cared for properly. He told her that he was not renewing her lease. It sucks but he gave her time to find a new place. Respect and rules together.
