How big is the property?

Is it in the city or county?

We have chickens and ducks. A bunch actually.

But it depends on the size of the property.

How well are they keeping up your property now?

I wouldn't mind if the situation was right.

I just bought a duplex. It was listed for$39,999 "As is" with a wholeseller.

I looked at and got a couple of quotes for repairs.

I offered 32,000 and they excepted.

Never hurts to ask.

My county doesn't require private landlords with 3 or less units to follow fair housing guidelines.

Also, in my county you don't have to follow fair housing guidelines if your a private landlord with less than 3 units and you don't use a realtor.

can you give a follow up please?  Are you still please with your choice? 

I'm looking for someone in Evansville that can help me with rental property taxes. 

I close on my first property  next Friday. 

I have expenses for the LLC and loan in 2019 but the house will be signed on in 2020.

We are closing on our first duplex this Friday.

I created an LLC with my husband and I as the members.

I did it on Indianaregisteredagent.com

It was around $300.00 including a year of registered agent service. That fee is $49 a year after that.

I didn't know what a registered agent was so I'm going to assume you don't either.

Their name is on everything. They receive all my important mail and tax documents. We use their physical address. They don't have any control over the LLC. This keeps us anonymous. Our name isn't on anything. The new duplex was bought with cash from a HELOC and our LLC name will go on the deed/title.

Correct me if I'm wrong. Im learning here too. Doesn't a registered agent help keep you anonymous? If someone tried to sue you they wouldn't have anything that linked to your name or address.
