Also, I shop for everything via Ebates and get cash back. ( I'm up to $1300.oo so far)
Sam's is currently 1.5% back. It fluctuates.

@Francis Rusnak
I just did my whole basement in Sam's flooring and im very pleased.
14mm thick! Includes foam backing. 30yr warranty. Made in germany.
I soaked a piece in water over night with no issues. It was only $1.79 a foot!
Im installing it in my next rehab for sure.

I hope you didn't think i was looking for free advise! Sorry if it came off that way.
Your experience and expertise is definitely worth something that I'm willing to pay.
I wasn't sure if you also held a realtor license and sold properties to future clients.
I tried to find you on Facebook with no luck but I did find and start following ERSs page.
Thanks for the reply

@Jim Tran
I would worry about them damaging the property moving appliances in and out.

I may not necessarily be looking for a property manager yet but I wouldn't mind working with someone to help be find my first rental property.
I'd like to start small. Paying cash or mostly cash. I just am nervous I will pick the wrong area or the numbers won't work out.
I think I'm having a bad case of analysis paralysis.
Thanks, Angela Ruggles

Hey guys,
Im from Evansville and just starting. Im looking to purchase a rental house for around $30,000. I'd like to pay cash. Im not to keen on going into debt and taking on that risk just yet. Im finding a lot of 2 bedrooms that need some work. Doing a little work doesnt bother me, especially if I paid cash for the property.
Just curious if anyone has ever bought a house from auction.com?
to be continued.........
