@Ernesto Gencarelli Jr.
How is that going for you,? I'm interested in investing in the Poconos. I was looking to do the same buy and hold but it seems like the Poconos is more ideal for vacation rentals (STR's) investment wise., you're thoughts.? I also see a lot of people are against investing in the Poconos because of the economy being so bad not enough jobs .

Wow great info Eric.P ive been breaking my head on which route to invest., Ive looked into STR for quite some time and its been challenging with all these str laws changing and low occupancy on slower months, so i decided to look into the buy and hold long term rental. I've had no luck with real estate agents that are knowledgeable with the area. Some agents tell me i should look into the area, and im getting the feeling the agents don't like investors. It seems to me that the poconos is more ideal for STR investment not long term, and if im wrong send some help my way or point me to the right direction please,.. im looking to invest in the poconos long term rentals if anyone can help me with that ill greatly appreciate it thanks in advance

I've been looking into the arbritage market and I have to agree with Micheal. My opinion on arbritage is you will have to live in an a more urban area to service those type of guests. I personally think the arbritage market is more developed and designed for the corporate market, professionals that travel for work. Now my thing with that is how many of us live close to the urban or city like areas, Where we can manage the property . Unless you going to manage via remotely which can cost an arm an a leg if you just starting out. I live in a rural area So arbritage to me is no good cuz I would have to travel on a day to day basis to manage the property. So arbritage is no good for me and I can speak for others that fit my criteria in the STR business.., good luck

Hello everyone looking to purchase my first STR I currently live in the Poconos in the Marshalls creek area and I've been in the market for about 4 months and researching STR for about 2 yrs and I pretty much know how it works and Im ready to get on this wave being that this market is 12 yrs old and has room for me but I do see a lite saturated market in the business it self in certain areas but again I'm trying to get a piece of the pie so my 2 targets are Poconos and Florida im a little hesitant with Poconos because having low occupancy rates during the winter months because theres been a drout with snow or else we would probably be in the 60-75% percentile where we would probably be looking around 200 days out of the yr of rentals which im ok with that now Florida they looking at a higher percentile due to the fact that they pretty much booked all yr round so please any experienced advise in any of these 2 states from a markets point of view im all ears or eyes to be exact thank you very much
