I would personally start with a credit union or bank that I have a relationship with. Pull your credit before you talk to anyone to make sure there are no surprises.

@Michael Lewis Lee thanks for the response. We finally got the wile mess straightened out...new wholesaler is just new and didn’t communicate well with title. Assumption has been sent over, I’ve since received title commitment and wiring instructions.
We are paying cash, I don’t think the title company does many assumptions...and he is using one a few hours away that I don’t have any relationship with...therefore no communication.
I have quite a bit to learn about The wholesaling business...I didnt feel I needed to know that much since it’s not my career of choice, but beginning to see that I do! Going to have to make some connections here for questions!

@Andrew Hunt I would say start making introductions and getting out surround yourself with people with whom you can build relationships.
Educate yourself first, so you don’t get in over your head in your first deal. Run numbers on everything at first (use the fantastic BP calculators).
Work on saving as much as you can, and make sure your credit is stellar!
It’s hard to”build a team” when you’re first starting, but just making connections with people will pay off! Be honest, trust worthy and don’t pretend to know more than you do!

@Crystal Hammond have you looked at it to see what’s on it? Sounds like a dumb question, but sometimes what’s on the report is incorrect, duplicated (especially the negatives) or simply not even yours!
Most reporting agencies will give you suggestions on what to do to improve your score...will even let you play with it to see what paying off something or taking out another cars will do to your score.
Another option is to contact a lender and have them pull your report and give suggestions.

Are you planning to live there while you rehab (fix and flip).
How much money do you think the rehab will cost?
You’ve already conquered the greatest hurdle, you’ve purchased you 1st investment property...some people never make the leap!

@Patrick Daniel we got the assumption part cleared up, but the brother and sister who own the property are in disagreement about a lien...going to be delayed over drama...but we will end up getting there.
It is just a new person problem, he didn’t communicate well with title or owners. A learning experience for both of us!

@Jonathan Marcus We started with an amended contract, then later they said they would close on the assignment, everything was good until today. I think they must not do this often either! We have the blind leading the blind, leading the blind! Haha
