@Cynthia Walker, whatever you do don't pay anyone to help fix your credit! Go to MyFico.com and read through the community forums. It is similar to BP community in that you can get a LOT of free advice and information from members to fix yourself up.

@Patrick M., the PM has to go through me for any repairs on the house. Because I am out of town I cannot effectively manage the property myself. I do have family in the area, however I don't want to involve them and make a worse situation.

@Walt Dockery, they signed the lease for a little over a year. It started in April of 18' through June of 19'. My initial thought was to terminate the lease because I felt they are basically vandalizing my property. My PM said I couldn't just terminate it. So, I will just wait the appropriate time frame and give them 60 days notice before the lease is up. Although the roof was original, there were no problems with it when I was in the home. There was a particularly nasty winter and with the cold and thaws, there was a leak noticed. When the roofer went up to repair it he recommended replacing it. So I did. That was no fault of the tenants. The roof was 17 years old (same age as the house) I figured it was good to go, but since it wasn't I immediately replaced it.

I am renting the house out because I moved to northern VA permanently (the house is located in Chesapeake, VA) and did not want to sell the house, so I decided to rent it. I was not asking how to give notice, I have read my lease agreement thoroughly and understand it thoroughly. My question was should I raise the rent. But after thinking about it, I don't HAVE to rent to them once their lease is up. So it's a moot point. Thanks for the feedback.

@Nathan Gesner, that's just it! The property WAS in great condition before I rented it. I was living in the home as it was my primary residence so I KNOW that it was in good condition. Other than the roof (which was original to the house and not their fault), it just doesn't seem like all of these things all of a sudden stopped working in the last 2 or 3 months.

I actually had it painted, left them filters to change for the entire year, 4 propane (full) tanks to use for the built in outdoor grill, brand new carpet in the family room and master bedroom, had it professionally cleaned by a company to include dusting, oven appliances, floors, bathrooms, etc. I included the opening and closing of the pool in the lease. They don't know how to operate the pool/pumps/cleaner. Everything was/is operational in the home. This is not a dump, it's a slightly higher end home in a sought after neighborhood with homes ranging from $425k plus.

My PM says she doesn't think they are vandalizing the property, but that they are just rough on stuff. Unfortunately, I am stuck with them because I didn't myself vet them before placement The realty firm did). They met the income, credit and background check criteria, so...

@Dick Rosen, yes, I completely intend to give notice and not renew when the time comes. I originally had a grass service included but since they didn't want that serviceI lowered the rent to not include that.

@Jim K., this is EXACTLY what I just had a convo about with my boyfriend. I don't plan on showing clients properties but the type of car I have I don't want to go see properties or meet with contractors and they jack up their prices based on that.

My plan is to buy a side car just for those occasions (and I don't want to put all those miles on my luxury vehicle). I recently had a contractor come by to give an estimate for some work on the house and I parked across the street from a neighbor because I didn't want to leave the car in the driveway...lol
