@Account Closed, thank you for this, I really appreciate the response! I have seen some more reputable GC contractors but you know they 1. don't return calls, 2. won't take me seriously yet because I am new, 3. I don't have a property yet but want to line folks up (so of course no one is going to waste time on that)...and 4. I don't want to be a Debbie downer but, I'm a woman (surprise) and many male contractors assume that women don't know anything about anything. Thankfully my experience in the military has allowed me to know and have skills in many things, but I'm no expert at RE (yet)!

I will definitely make sure I do my due diligence! Last thing I need is to get tied up with some scammer...those are great questions to ask and keep in mind for contractors. Thanks again!

So I'm in Wally World minding my business and a guy comes up and down the aisle giving out business cards! Lo and behold he's a remodeling contractor! Don't know if it's a sign from God or not, but I have been looking for contractors for when I get my first property.

I give him one of my cards too. My question is, what kind of things do I need to ask him so that I don't come off as brand spanking new to this? Obviously I went and looked him up on social media, google searches, etc. Good work based on the pics. He is licensed and insured and works in my area!

When you are dealing with contractors what kinds of questions do you ask?

How old is the washer? Does it happen on every load? If so, I would call a repairman first, then look at replacing if it is old. 

You can probably look on Craiglist or something for a discounted washer in good condition if you don't want to buy new.

Met him at a CCREIA meeting last month, seemed like a real nice guy. Plan to meet at his office to talk about deal so when I get a property I can use his company. Seemed legit.

I would chalk it up to a lesson learned. Get another fridge and move on. Next time (if the tenant wants their own fridge) put yours in storage.

I wouldn't charge them for any portion of a new fridge. JMO.

Welcome @Derrick Shields, (DMV is considered D.C., MD, Northern VA). If you are in VA Beach, Chesapeake, Norfolk, etc. that is the Hampton Roads area. Either way, welcome and good luck in your investing!

@Greg Bruns, it's true. Sofi is decent (at least they have been for me). I have a $45k personal loan with them and it's at 7.8%. I have had it since 2016 and they do require high scores and income.

I just had a seller wanting to do a rent back on my primary home that I just bought. They were waiting for their new home to be completed (because it was not done by the time we went to closing), but at the last minute, I guess they finished it because the seller no longer needed the rent back. In addition, I had a rate lock which was getting ready to expire!
