@Phillip S., totally understand. I'm new into this and I called myself being proactive and wanting to build my team and get contractors lined up as well. But found out very quickly that is not going to happen without an actual property ready to go. 

Once you actually get a property just make sure you do as much due diligence on your part first and then allow enough time to get some folks out to look at your property. But I would definitely have an idea beforehand as to what it is you want done, don't leave it up to the contractor to tell you everything you need.

@Phillip S., I may have missed, but do you have a property under contract? If so, and you have access to the property, why not go walk through yourself and make a list of things you would want done? This would be the start of your Statement of Work for the GC. Then if you get someone to walk through with you, you can give them your list and they can point out other things that you may need done and then they may be able to give you a better idea of what your costs would be.

@Barb F., I have gone to so many it's not even funny...Capital City REIA in Alexandria (even though it seems they mainly focus in Baltimore some folks are in DC and VA), Walnut Street Finance in Fairfax, first time last night went to NOVAREIA in Annandale, they seem okay but are pushing their education program which costs $4-$20k!, there is a group at the Keller Williams on PW Parkway in Lake Ridge that meets every so often, my Realtor @Loretta Gray holds meetup at Long and Foster in Old Town Alexandria, she gives really good info on evaluating properties, etc. we also went to look at a few over the winter. I also joined several other Meetup groups in the area and go to as many as I can get to.

I went to a meetup last night in Annandale which I thought was a NOVAREIA, and it turned out to be a marketing pitch from Renatus!

2 hours of my life that I can't get back, but they didn't get me for $20K either!

@Frank Patalano, the only real thing holding me back right now is the sale of my rental property (used to be my primary). It will go on the market in May (I have tenants in there until the end of June). Once that sells I anticipate having a large chunk of change to get me going. 

I also used my VA loan to purchase my current home, which will be one year in July. I will rent this one out and look for another to use the remaining entitlement.

Since last year I have been doing all the pod casts, blogs, reading, meeting, networking, etc., so once that puzzle piece falls into place, it's on! :)

There's a saying something like: "If it sounds too good to be true, it probably is". Definitely sounds like a scam to me. I'm with @Kyle J., you'll find yourself out $5,600 when the bank comes back to collect from you on a bad check!

Why would you allow a tenant to dictate the terms of your lease? What are the terms of your own lease when it comes to termination notice?
