 Hi Lawrence! Maybe having someone do the legwork for you is an option. There are companies out there like the one I work for provide off market deals. This takes away the "driving for dollars", mailing and cold calling. 

Is there another reason that you started in Wyoming? I know they LLC confidentiality protection for real estate. Did you then open another LLC in Arkansas.

Congratulations on your first purchase. San Antonio is great area to invest. The amount of people that have moved here is ridiculous naming

San Antonio the fastest growing city in the US.

 THIS. Real estate in general is a risk. There are so many options like house hacking to still gain properties and live safe. However if you do some research we see a trend of dips and highs. Will we see a dip in the market? absolutely but people still need to live and rentals in my area for example are at all time high. And who owns those rentals? People like you and I. 

 Right now is still a great time to invest especially if the numbers make sense. You will definitely have deals that don't make sense but great deals are still out there. And as more investors become fearful the strong willed and persistent ones are still going to buy.  Find an off market deal for better numbers as well. 

Also don't count out a short term rental business. People are doing AirBNB on other peoples rental properties. I follow people on IG that show how to do this. If short term is not something you are fully in too research different strategies. Don't think buying a property is the only way to get started.

Hi James I would suggest not only posting this forum topic here on the local forum but also the main forum. This way you can get lenders and banks to see your post. Bandera is definitely a beautiful area but also include in your forum post why you chose Bandera and what the area has to offer. 

Was this build brought  to life to sell or rent or...?

HI! Jorge, AirDna is good source to utilize. I would definitely do the report on your current STR. If you plan on gaining more doors than purchasing AirDna would probably be a good resource. The medical Center is a GREAT spot. It is heavily saturated with medical staffing coming in and out of the area. Potential renters with hospital visitors here for a short/long periods. I definitely wouldn't count STR out for this area, if worse comes to worse LTR would survive.

David, Welcome to the BP community. And congratulations on starting your new real estate ventures as well as becoming a dad!! Those are big roles I'm sure you will do fine filling. I too listen, watch ad learn from BP. It is a game changer for sure. I would highly recommend a book called & habits of Highly Effective People by Stephen Covey. It has taught me so much and I believe Brandon Turner and David Greene have recommended then before.

 LOOP NET is a great source for commercial properties because it is an open marketplace. That means you don't have to be licensed to access it.
