I was looking at all of your deals!!  You are on a roll!!  Very impressive!  Looks like easily getting the 1% on all of them.  Were you in real estate before?  How'd you get so good so fast?

@Jill F. So, you haven't been burned.  I'm so worried about problem tenants.  Once we get it fixed up, it'll attract higher rents, but for the present, we're going to leave it as is.  

I didn't know about honestrenter.com, that's interesting.  You find it is accurate?

@Latasha Griffin We use Avail.co for most of our online property mgt tasks. They provide contracts, direct deposit, maintenance requests, property postings etc.

We have 2 homes that rent between 1400-1600 and we do the full background/eviction/credit checks before they fill out the application.  Do you find that deters lower rent clients?  We're looking at a triplex that would rent each unit between $450-$600. We'll fix them up and increase the rent to $500-650, but still, I can't imagine they'd be interested in paying $45 just to apply. Am I making bad assumptions?

Ooooh, that's good, wringing out the naysayers!!  There are so many, and so many in our own heads!  We all wish we'd started earlier, except maybe Scott Trench, but here we are moving forward NOW!!!

@Whitney Hutten I was so proud of my 5 year vision/plan. It's printed out with pictures and numbers...but you are totally right!  I need to create one for "if money were no object". And yes, I've learned that my limiting beliefs present in the form of excuses that start with "but my husband believes in DIY".  Such great advice. Here we go again!  Back to the veritable drawing board!  Thanks a million! And I'll order the books today.

@Mike Reynolds, yep, that's the plan, write it down. I'm getting so much better at documenting EVERYTHING, it really does change things. That's a great way to say it, too, blowing holes in the SOW.  Sounds like life!

@Whitney Hutten, yes, we've read them all, and and I've re-read them. I have more of the entrepreneur spirit than the spouse, but he has the brawn and skills. Right now, my spouse stays home with the kids, and we're both pretty conservative about our cash position. His doing the work is where we get our leverage.  It won't last forever, he just has to realize his brain is bigger than his biceps!  When I read those books, I get too frustrated with what feels like the snail's pace we're taking, so instead, I bury myself in the paperwork and details. The plan is that when it's on paper, he'll see more clearly that he's slowing the process.

I love catching myself being judgemental. I wouldn't have thought to put the words "news anchor", "nerd", and "minimalist" in the same category, but that's my bad.  Go you!  Can't wait to watch your progress!

Sounds like you have a plan, so I say keep moving forward! That's a perfect area for STR!

@Johann Jells, Got it!  I knew that, I just hadn't heard it in those terms.  But yes, that is a brilliant way to say it!  Sounds very official.  And thanks to the conversation, I found another tax write off.  I hadn't thought about appliances as a cap ex.  Perfect.  I love this community.  You guys are amazing!  

I first read Rich Dad and Your Money or Your Life in '96, but who was around to talk about it?  Noone!  My boring old mom, that was it.  I kept reading books, but didn't get online with podcasts and blogs until 2017!  Daaaaang!!!  Shoulda coulda woulda!
