PS I think I know the answer, I'm just hoping a genius will say, "nah, it's fine, it'll all work out when you fake it".

I'm buying a small duplex that needs 20k work, not including labor. I'll be doing the work. Do I do a SOW, just to learn how or do I just track the expenses and hours of labor?

When I say, "I", I'm referring to my spouse.  The duplex is in another town, so I'll only be there on weekends.  He's not a number cruncher, so he'll be irritated when I ask every day how many dollars and hours he spent on which projects.

Thanks so much!

@Logan Gerard

I'm interested in the story of this quad.  Looks like it sold for much more than you had it listed for here on BP.  Right?  So you were just selling to move up in the world?

@Katie Miller, so what are the revisions?  Worth buying the physical book?

What's the difference between the 2017 version and the REVISED version?  I'm trying to close my Audible acct and would like to use my last credit on this, but the one available doesn't say REVISED.

Any thoughts? @Mindy Jensen

So, @Simon Stahl, what happened??  Ours doubled in Fort Worth!  So, I will be protesting!  I am so curious how much work it will take and how successful I'll be.

We broke all the rules laid out above.  We moved in w Grandma, didn't pay rent, kinda split the groceries.  She paid the bills, we were her assisted living and she was our house hack.  Her children finally asked us to pay the taxes when she had to go to a dementia unit and we eventually bought the house (shoulda bought it earlier!).  I'm saying this to let you know it can work. It can be amazing for all involved. Your grandma is still with it, so sure, get the will and estate in order and in writing, but go with it.

Remember, every single rich person says "I wish I'd started earlier".  Family is soooo important and we shouldn't be scared of having the hard conversations with them.  Be brave enough to really hash it out. So many want to "keep the peace". Grandmas aren't just for Christmas pictures, they're real humans who are tough and have lived through a lot. You and she can move forward for the good of both of you and show the world how it's done!

@Nehemiah Smith

So are you making progress? Did you decide to leave it alone? If the numbers work for both parties, it could be a win win.

We're buying a home from a woman in Ch 13.  It's not easy!  Should be worth it, if we can get it closed, rehabbed and rented.
