Does this make anyone nervous besides me?  @Paul Fagot

Seems like Zillow would have the capability of really manipulating a market. Like the hedge funds did when they bought huge numbers of homes after the '08 debacle.

What an education I'm getting, thanks to @Andy Mirza!  I did get into her case via PACER. It's been open since 2015. Yes, there is a confirmed plan.  I can't quite tell what she owes.  At one point, Total claimed was 28k and total secured was 10k. That transpired in 2015, the next transaction being this month. I don't see new tax liens or creditors since 2015.

She owns the home outright and her children are living in it (aka trashing it). It is their primary residence, she lives in another state. 

I see your point, questioning why we'd pay for the lawyer, though I'd like to have someone I am paying that I can harass more regularly.  

What a mess.  So glad we are on OUR side of this battle. Thanks for your help!

@Andy Mirza So, is it possible for us to finance a different lawyer to help the seller get the permission documents through the court?

@Andy Mirza. Wow, that's a huge help. We've got our work cut out for us!  Thanks so much!  Doesn't seem like it should be this hard, but Brandon is right, Bankruptcy cases are worth it if you can go through the hell to get there!

@Andy Mirza, thanks so much!  Yes, that's where we are, in the getting permission part with slacker lawyers and sellers who aren't as pushy as I'd be.  She is selling it for below market for the 4/2 that it is, but it's because it's in horrible condition.  

As far as we can tell, she only owes 6k in back taxes, owns the home outright, and has no other creditors after her.  She's thinking she will get the remainder. Do you know something we don't?  I'm trying to not get frustrated, but it's making me crazy.  

Thanks again for responding.  BP really can help a person not feel so lost!

6 months ago we offered to pay a woman for her home as she was in Chapter 13 and considering putting it on the market.  It has been the craziest process I've ever seen.  She doesn't know how to move the situation along and the lawyers involved are not the easiest to work with, to put it nicely.   It'll reach the almost 2 percent rule eventually, but at the moment we're feeling deflated.  

Any input would be greatly appreciated!

@Jaysen Medhurst Of course, you are correct, what I was getting at is that we're not expecting to put $20k into the deal and force $50k of appreciation. I've been doing comps today, though there aren't many.  

It hasn't been appraised yet, we are just trying to figure out a starting point. After talking to a realtor, sounds like it may appraise for less than $80k.  I'm trying to follow David Greene's advice and have a folder with comps awaiting the appraiser.
