I'm still not sure I understand.  Where do you physically put the MH when rehabbing it?  We could totally do the work, but do we do it on the land of the prior owner, or do we move it to our land?  I've read so much on the topic, but haven't found this specific answer. TIA

Zalman Velvel would tell you to rehab it, sell it, let the new owner take it away!

Very good advice. He of course wants to avoid capital gains. Putting this in my back pocket.

@Stian Birkeland. So what was the upshot?  What did you end up doing?  I'm in a similar situation and interested!

Check out LANDLORDING ON AUTOPILOT. He has a suggestion I like called "cash for keys".  Instead of spending time and money trying to evict, offer her a set amt of cash to get out of dodge.  She's to leave the house broom clean and keys get traded for cash.  She won't get an eviction on her record, you won't have to put up with the inconvenience AND you won't have a smoker in/around your casa. 

I'll parrot Mr. Brandon Turner, "have you looked into mobile home parks?"! Especially in that area! 

A gentleman in my area is retiring and moving. He listed his LLC for sale. I've never seen this. Would a regular mortgage broker ever be able to help me finance this?

Also, would his LLC then go into our LLC?
