 Hey Nicole, I'm not sure if you've explored this further, but this recently came up for us.

It's similar to qualifying your property for Section 8 vouchers, but the difference is with Section 8, you get the property inspected and qualified AFTER you submit the initial packet. With VA-SH you have to contact the local VA office and get the property qualified BEFORE you can market it as VA-SH friendly and accept those vouchers/submit packets.

I appreciate that you're trying to see this from the landlord's perspective. I do agree this is a bit petty of him; I don't see how he will claim he "lost time" to market the property, get it ready, etc. which is the point of enforcing 30 day minimum notice to vacate. He was on notice, even if not in writing, that you would not renew or extend your agreement.

You've read your agreement and you know that kind of charge is disclosed, but it doesn't mean it will fly in front of a judge. Many states and municipalities are very strict that security deposits are only to be used for unpaid rent and actual damage to property. Maybe you could look into your local laws.

No written lease whatsoever is no good. If possible, have the seller get them on a month-to-month written lease before you close. Even better if it's your own lease language rather than his.

Of course before any of that, get written records of his rent ledger and tenancy history.

I highly recommend using PetScreening.com - it's free for the landlord and provides profiles for tenants with no animals, support/assistance animals, and regular pets. They (the tenants) only pay for the regular pet profile, if you allow pets.

That's been my understanding. The CARES Act specifies a period of 120 days beginning at March 27.

With that said, I see you are in California and I'm not sure where your rental properties are located, but you should bear in mind that local and state laws may have additional barriers to eviction that precede March 27.

It's clearly stated in the CARES Act that receiving Section 8 income on a property qualifies it under the Act, i.e. disqualifies you from filing eviction until the 120 days expire.

Welcome to landlord life!

You're going to want to check the lease. Does it say anything about the tenant being responsible to keep the lawn watered? If not, I'm afraid you won't be able to hold her responsible.
