I currently have a SDIRA with a check book LLC. I have a couple of houses and mutual funds. I have just learned that I may or may not have overstepped my arms length vs personal involvement by occasionally providing repair work at no cost. Also, I have recently become aware that the IRS may not look favorably on my arrangement and that I should possibly be considering a different structure. A solo 401K? Can anyone speak to the pros or cons of switching? Is there a better retirement plan for investing actively? I do not think I want to set up a ROBS. I am a therapist and have a sole proprietor practice and put my funds into a SEP IRA, a portion of which funded my SDIRA many years ago...

Advice or Observations??

Hi.  I would be interested in knowing how the UBTI and UDFI taxes turn out.  I only in cash properties in my SDIRA and this has limited my ability to acquire more.  What kind of interest rate and points did the private nonrecourse funding offer?

Hi.  I live in GA, a deed state.  I would like to learn more about investing in these but would like to walk through the process once with a more experienced investor.  Is there anyone in the Atlanta, GA area who does this that would be willing to have lunch and perhaps allow me to shadow once?

It would be great if they will accept a desk top appraisal.  I will have to ask.  I do not know the difference between that and a drive by....

I have been told by the trust company that holds my self directed IRA that they require an annual appraisal of my properties' worth. Can be a drive by appraisal or something like that but must be by a 3rd party. Does anyone have names of people who do this? Other ideas on what might meet the criteria? They will not accept the county's annual assessment that also lists what new property taxes I will owe.

I have a single family home that went cash flow negative during the economic downturn. Have refinanced and it is going to be positive after a couple of rent increases over time. I have a long-term tenant whom I like but who has financial limits. My question is how to handle feeding the LLC money from my personal finances. I don't know whether to treat it as a loan to the LLC or a gift. The current rent covers the mortgage, property taxes, termite bond, etc, but recent repairs have depleted the reserves. Any advice? I am loathe to sell the property, although that could be an option.

I am an investor who has been Very part time, doing buy hold deals only over a few years.  I am looking to become a more active investor, learning to earn more funds through flips or wholesaling, to eventually get more passive income properties.  I am getting within sight of retirement and need to build a safety net post economic downturn.  Looking forward to meeting people who can help me learn and make fewer mistakes!
