I have checked on Firefox and Chrome.

Both browsers do not show the Poster's profile picture - just a hyperlink with the name of the poster.

When I hover over the hyperlink then it pops out and shows the profile picture however there is no vote button.

Am I the only one having this issue?

I noticed that the site layout has been updated recently however I cannot figure out where or how to vote for posts I like.

Can someone help me figure out how to vote in the new layout?

In my opinion, if you have no experience flipping houses, no experience dealing with contractors and this is your first deal, $10K is nothing.

Sorry to burst your bubble.

An unscrupulous contractor will burn through your $10K in one day..... literally and you may never see him again.

Assuming you have no experience, I would advise you as a starting point to slow down, sit yourself down, and buy J Scott's books for $49.00........and save yourself $9,951.00.

Make sure you read them through thoroughly at least once, if not twice before making your first move.

There are other good books out there, maybe a good local mentor that you can learn the ropes from and even some good "guru's" that you can learn from despite all the guru bashing on BP but I would definitely start with J's books.

Said books are:

  • The Book on Flipping Houses
  • The Book on Estimating Rehab Costs

The company that handles tax sales for the various counties in Indiana (if not all the counties in Indiana) is SRI, Inc. They have a lot of info and dates for the sales on their website specific to Indiana here:

http://www.sriservices.com/auctions/indiana/

They also handle tax sales in CO, FL, IA, LA, MI and PA so they are a pretty decent sized outfit.

Seller accepted your offer as is....except for the title company requirement in the counter.

That to me gives you the upper hand in that he accepted your price.

I would play hardball and withdraw the offer and see how much he really wants to force the issue when he knows there is a paycheck coming and you basically swipe it from his hand.

I propose a JV to sell firetrucks to landlords and fill this void in the market nationwide.

Of course we would highly leverage the purchase of the firetrucks for no money down and low monthly payments.

Then we would rent, lease or sell with owner financing the firetrucks to the landlords and make the landlords make the payments for us as we get rich....beat the landlords at their own game ha! ha!

You are welcome.....and yes, thanks for pointing out the discrepancies within neighborhoods.

This is especially so if somebody chooses to invest in some C and below areas where the lure of cash flow may look good on paper but the headaches more often than not may eclipse the perceived returns. Such areas require a really hands on investor or a really hands on and tough property manager to make them work.

The nicer areas may be modest on cash flow and returns but the performance will be consistent without all the drama and an opportunity for appreciation to boot.
