That sure sounds fishy and dare I say ridiculous.

I have never had a PM deny a request for a lease for a property that I had an interest in.

I don't think even think they have a legal leg to stand on unless.....and this is a stretch....when you signed the PM Agreement with them it had a provision in it under "Proprietary and/or Confidential Information" or "Trade Secrets" that specifically mentioned their blank lease or one signed by a tenant as a confidential document or a trade secret that you were not entitled to have. 

If this was a provision in the PM Agreement, I would cross it out or change the language to state that I am entitled to have the signed leases but agree not to use them in any other business I own and only share them with parties have a "Need to Know" as a result of a direct interest in the lease. Such parties would include - you, lenders contemplating a loan on your properties as @Catherine German pointed out, Housing Choice Providers e.g. Section 8, a subpoena or order of the court etc. If they refused to agree to the change, I would simply not hire them.

As it is, any of the above parties with a "Need to Know" would require a copy of the lease. Will the PM tell them the same ridiculous thing they told you?

If there was no such provision, you have every right to ask for....or demand the leases....these are your properties and you are the one obligated under those leases. How can you not know what you are obligated to?

Let's hope that the PM is just blissfully unaware or ignorant in denying your request......otherwise there may be some intentional nefarious activity as @Oren K. alluded to.

To clarify my comment and what I understood from @Jay Hinrichs this was "napkin math".........to see if you have initial interest before pulling out the big analysis guns and poring over details.

I agree with you that you cannot rely on the rough estimate exclusively. It has a lot of assumptions that need to be clarified but it is a good conservative starting point.

@Matt Lazas Assuming that the addition was permitted or grandfathered as @Mike Frost alluded to, I would highly recommend having a structural engineer look at this and come up with a solution that he can sign off on.

Having an engineer involved in a case like this will go a long way with the building department and getting the necessary permits.

The engineer may also have a recommendation for a good contractor that will adhere to his specs. If you find your own contractor, he can do the repairs by the engineer's specs.

Post: Just saw this "pan-handler" on my way back from Lowes

So, this is a really busy intersection in South Bend, Indiana. There have been a lot of pan-handlers claiming it as prime real estate.

For whatever reason, this guy set up camp today.

Maybe it is because he was once a pan-handler at the same spot and things have turned around for him or he may just have a thing against pan-handlers.

I did not ask him, why but I shouted out to him if he would allow me to take the photo and he said "sure".
