Hello everybody,

Does anyone know a good private lender?

I'm looking for a trustworthy and confirmable private lender to connect with for a long-term relationship to finance a couple of rental properties.

I'm based in Canada and interested in US market.

Hello!

Make sure to get with a lender who works with foreign investors. I do not know your experience in investing in the U.S. but it's important to understand entity structure and taxes. I can share my lawyer, accountant, and lender referrals if you like

Hi I come from the NY tri state area and I am not sure where to invest. What tools, or pros/ cons can help me decide if I should invest locally or out of state?

This will depend on your real estate goals and your current financial standing. It's no secret that the midwest has a lower cost of living compared to the NY area. If your looking for affordable real estate with cashflow and potential appreciation check out Ohio. Billions of investment dollars are being poured into the state making it a growing and desirable place to live.

I’ve been looking in Austin TX, Cleveland OH and Detroit MI. What other cities do you recommend for cash flow. I’m only interested in multi family properties.

Ready to build my team, but unsure where to start.

Plans are  to purchase 2 duplex or 1 quadplex in the next 30 days.

Any advice or words of encouragement are greatly appreciated.

Thanks!

Cleveland (as mentioned), Toledo, and Dayton Ohio are good cashflow markets

Been blessed with an opportunity to start with some decent capital. Ideally I want to buy my first small multi family. I live in New York Manhattan area now. Debating whether I go with an FHA on a duplex, triplex, etc. locally, or just go for conventional 20-25% loan on a single 2 bed apartment in good location. There is also option for out of state ( I've been thinking Columbus, Ohio, Victor Idaho, or somewhere in Florida. Currently have a few connections in all states. Just want to make the most out of the funds I will have, and be able to kickstart my portfolio for the future. Thanks all for your time

Looking to collaborate and make connections, open to all discussions, feel free to send any message, or any advice on this thread

Greatly appreciate the help!

I can share my local contacts and off market deals currently available in Toledo

I have started building my own portfolio mostly consisting of single family homes. Theses homes are pretty concentrated in Eastern NC, where I live, I have always been able to scout the homes out. I have been considering in widening the scope of search to surrounding states that have strong markets as well. What advice do you have when searching for homes out of state? What do you search for in other markets? How do you personally vet homes when they are out of state? How to you manage risk when buying out of state?

Build a team in the area you want to invest in. Connect with local investors, realtors, contractors, lenders, etc. Even consider joining the local Real Estate Investor Association which exist in most markets

Quote from @Sam Mukunda:

Hi all,

I'm currently in bay area, looking into out of state rental investments. I'm a total newbie at it.

Want to understand best possible route to take in this field.

1. What are the top states/cities that are hot right now for making a purchase ? Im looking at SFH/MFH under 300K.

2. Do you recommend buying tenant pre-occupied properties whether SFH/MFH?

3. What is the typical cost associated with out of state investments ? What are some of the hidden costs ?

4. What is the usual cost associated if I were to hire a property manager to manage the house ?

5. What is the expected ROI after deducting property management costs ?

6. Are roofstack /rentToRetirement reliable sources ?

Appreciate your thoughts. Thanks in advance.

The midwest fits within the price range mentioned. As long as you build a good team they will keep you informed on any costs or concerns that you have. Find experienced out of state investors and learn from them. You may even be able to partner with someone on your first out of state investment.

1. What are the top states/cities that are hot right now for making a purchase ? Im looking at SFH/MFH under 300K.

THE MIDWEST. CITIES LIKE COLUMBUS, CLEVELAND, DAYTON, TOLEDO, DETROIT, & INDIANAPOLIS

2. Do you recommend buying tenant pre-occupied properties whether SFH/MFH?

THIS ANSWER WILL ALIGN WITH YOUR GOALS. TENANT OCCUPIED PROPERTIES CAN BE MORE EXPENSIVE BUT YOU HAVE POTENTIAL TO CASHFLOW FROM DAY 1

3. What is the typical cost associated with out of state investments ? What are some of the hidden costs ?

A GOOD PROPERTY MANAGER WILL HELP ANSWER THIS. MY ADVICE IS FIND A LOCAL TAX LAWYER AND RESEARCH ANY ORDINANCES THAT WILL AFFECT YOUR BOTTOM LINE

4. What is the usual cost associated if I were to hire a property manager to manage the house ?

CALL A BUNCH OF LOCAL PROPERTY MANAGERS. COST AND SERVICES VARY

5. What is the expected ROI after deducting property management costs ?

CALCULATE TO MATCH YOUR GOAL ROI THEN MAKE AN OFFER

6. Are roofstack /rentToRetirement reliable sources ?

MAYBE. FIND SOMEONE WHO HAVE USED THEM BEFORE

Good Luck!
