 One thing to consider is the condition of the property upon purchase. You could potentially lower your maintenance if the property is turn key. Also, you'll want to research the area vacany rates and/or call local property managers to get a good number to use. I can send you a list of property managers in Columbus and Cleveland

 You should check out Ohio! Toledo, Cleveland, & Dayton are good rental markets

 Columbus is poised for continued growth so your doing a good job by househacking. 

You should look into joining the REIAGC. A lot of good resources and contacts there in the Cincy area. 

If cashflow is a goal then markets such as Toledo, Cleveland, and Dayton have been doing well for investors

Multifamily is a great way to start! You can take advantage of residential loan products that will allow you to "househack" - buy a 2-4 unit residence, live in one unit and rent out the other(s) with a lower down payment than you can get buying an "investment property."

 Toledo, Cleveland, and Dayton Ohio are all good for cash flow. Leverage that 100k and buy a sizable multifamily property that will be an income generator for years
