Pick a strategy then speak to investors who are using that strategy and see where they are investing and why. You can back up the information you learn from them by checking out public statistical info such as development, population trends, area income vs rents, etc.

 I  totally understand having it with the 9-5! I left my corporate job and hopped right into real estate. Make sure you have enough saved up! 

Toledo is a great market for affordable single family investment properties. You can gain a steady cashflow investing in the area! The auto, healthcare, and education sectors employs a lot of people in the area that you can provide a quality rental to.
