If you work together i would have clear rules.Also  how you want things to go  and see if your on the same page.  Then what does he bring to the table if its almost the same as you then not really worth it.

I would ask for his book work info. And run your numbers. And see what repairs have been done if any. Also why a 20 year mortgage and not a 30 year one or is that not able to be done? Put a higher repair cost in. Or capx higher for the repairs. Would get the price down for the repais that need to be done.

venmo is a good app for payments and its free have not used the others at all thou. Yes you would need a bank account and smart phone .

The property tax for that area is 13% of the appraised vavle. For the app the appraised vavle and property tax is mostly wrong usaully are. Go to country tax office and find out or maybe can do online for that area but inperson is best  . If its not then you will not be able to get a loan for that house with out extra cash since the vavle would not be there. Also is the current tenant out before you buy or whats the deal with that ?

Doing any paint or repairs right away would have to be on there. Looks like 2 side lots comes with the place. 

milwaukee will hit u with a plowing fee on your water bill . not on your property tax like most. And milwaukee also has high property as well. But still money to be made
