Nice ! Well so far everything  is going good as well. Well missed out on 2 really good deals  well im waiting on my heloc to go through. Also found a bank that will do loans under 60 thou so that will help with more deals as well if I want to go that route. 

In the area of  lasalle country looking to connect  with other investors  

about 1,500 yes the area is kinda different . Will do 

 will see how that goes .heard the issue is finding good tenants  here. Also maybe contractors  Looking  for a couple of them in the area. 

So Picked up a house in streator  for 30,000 put less then 10,000 into it. Tenant’s  pay utilities  . 3 bedroom  2 bath  1300 sf  rents 950 

anyone investing  in streator  il ?

find any good general  contractors  in the area at all and still doing things in that area ?

You can avoid  capital  gains tax   if you sell. Use to be his primary house as long as you lived in it 2 of the last 5 years. So no need for a 1031 exchange.

I would sell use the money on a better deal.
