do you pay pmi  on any of the loans ? Also you would be better off keeping your rentals long term for  tax benefits  and things then short-term.

Tenant's paying water bill and utilities ? Are you going to use a property management if not may still want to put that in with your numbers .cause later down the road you may not want to be taking care of that or don't have time ? Also vacanties and lawn care

I would save alittle so you have some funds . well also getting your score up. I dont think most will do a loan for a credit score under 600. So use your credit card amount 10% or less then total allowed. And pay on time. Or a head of time would be best 

I believe they can write you a check for the heloc is one way of doing it but would call the bank they are going to use a heloc with and see ways to do it and the interest rate for the heloc.
