You should attend a Memphis Investors Group (MIG) meeting and ask the seasoned investors there that question. They meet on the second Thursday of the month and have quite a few other sub-group meetings each month as well.

Hi @Joe Yobaccio, it's been a while since I've needed to contact M&P apartment owners, but when I did, I would use my local title company in Colorado. I'd give them my parameters anywhere in the country and they would provide me with a list in my target area. They charged me a whopping $5 for the whole list no matter how short or long.

Great conversation going here folks. Let's keep in mind that this really isn't about public safety. If it was, then ALL homes, condos, townhomes and apartments would be inspected. When the government just focuses on Rental Property Owners, there is a clear cut agenda.

My Apartment complexes do have authorized safety inspections carried out by the Fire Department. They inspect the public areas for lighted signs, smoke alarms and fire extinguishers. We also have the boilers and other mechanicals inspected as required. Again, these are in public spaces, not inside someones home/unit and the inspection is on items that can cause great harm if not working properly. I don't have an issue with the Fire Department inspecting anything on my properties, including the interior of units. I DO have a problem with a government official just telling me that they are coming for an inspection and I have to let them into a unit.

Conversely, I have Section 8 tenants in many units. I did agree, as part of accepting a Section 8 Voucher, that I would allow the Housing Authority inspector into these units with proper notice. That was a contingency on accepting Section 8 payments. Since they are paying for the tenant's unit, I'm okay with them inspecting it to make sure the unit is being kept up. The Tenant also agrees, when they apply and are approved for Section 8 housing, that the Housing Authority will inspect their unit once or twice a year. We, I and the tenant, have already agreed to give the Housing Authority permission to inspect the unit. I'm okay with this, but I'm not okay with the government just randomly deciding they want to look inside one of my rentals without probably cause or a complaint from a tenant.

Over the past few years as I travel the country, I hear more and more people saying that their municipalities are now requiring Landlords to let the city into their rental properties. On top of that, the Landlord has to pay for this Forced Inspection. Well, it's about time people have started to fight back.

A few years ago, 1851 Center for Constitutional Law, (https://OhioConstitution.org), is the first law firm I heard about that took up the mantle to fight the government on behalf of property owners over what really is nothing more than a new tax on Landlords under the guise of "We're doing it to protect Renters from Slum Lords". BS!!! 1851 successfully argued in Ohio, that these inspections are unconstitutional and violated the Renters' rights as the 'government' basically was 'searching' the Renters' abode without a warrant or their permission to enter the premises.

Now, Landlords and Renters in Seattle are fighting back too. Again, under the government guise of "We're here to help", Seattle is now requiring Renters to allow them to inspect their rental unit just by showing up at the door. If the Renter refuses, the government can charge the Landlord up to $500 per day. This, in essence, tries to force Landlords into coercing their Renters into opening up their doors so the government inspectors can check the unit without a warrant.
