I have notice that if I place a sign near highway or off the exit it seems to last a few days, high volume roads they won't last too long or in a or b neighborhoods.

are you sure you want to be a wholesaler? What are you looking to get out of wholesaling? And base of my experience you don't need a mentor yet.

you need to find a real estate attorney in your area, and have him draw up a contract for you. Its tailored to protect you the buyer. He can also answer the rest of your questions. Try to close in 30 or less but your the boss so you dictate how long. From here on out your attorney is your bestfriend if your doing deals or not. And don't forget open escrow and assignment. You have a lot to learn. It's all here or YouTube.
Some of the guys in my group use MYREIPRO.COM i think its 6 dollars each number look up but it always get the owner or person in charge of the property.

Granby is not a hot market, one of my flippers had a house there for almost 24months hard to sell. But maybe a new development with average home price, where developer finance can work and depending on location. Lots of variables
