This post is a little vague. What are you trying to accomplish (buy/sell/promote??) You can have luck if you target groups focused on whatever aspect of RE you are looking to. I know many who use these groups to source deals and see many agent selling residential deals on FB.

It is just a question. I want to know the effectiveness of the marketplace pertaining to real estate.

 Hey Anthony,

I've had success finding prospective tenants for a duplex I have in the San Francisco East Bay. I've listed two properties on FB marketplace and have gotten hundreds of inquiries each time.

Hope this helps.

Byron

 Thanks

Anyone have an old contract protecting them against their equity partner skipping town?

Quote from @Sumit B.:

Hello everyone,

I have question regarding roof replacement if covered by insurance, is it eligible for depreciation over 27.5 years?

My property went in contract as rental in Nov 2021, The roof was replaced in Nov-Dec 2021. The total cost was around $11,800. My insurance covered the $10k however I had to pay the remaining balance.

When I did my taxes for 2022, I asked my CPA if the amount paid by insurance ($10k) can be depreciated as an capital expense. He said unfortunately since it was covered by insurance I cannot claim it. However I can only claim $1800 that I paid out of pocket.

Just wanted to get your thoughts.

Thank you!!

I like that you're thinking creatively.

What are some tax deductions private lenders can take?

There are none. Interest income is taxed at ordinary income rates. Private lending while I love doing it, offers the least amount of tax benefits as an investor. Thus why its best to use SDIRA or tax deferred funds to lend.

If a lender uses their retirement account depending on which one they can invest tax deferred to a later date?
