Post: Combining Two Units in Multi-Family Into One

Hello,

I'm looking for a contractor who has experience with the situation below -

I have a multi-family property with four units. I'm looking to combine two units (3rd and 4th floor) into a duplex up.
4th floor has a kitchen that will need to be rehabbed/repurposed into a master bedroom by combining it with an existing bedroom space.
These are the current floor plans for each floor -

Please reach out to me if you have had experience doing this and can provide me with an estimate (costs + timeline).

Thank you,

Anthony

Hi @Marcus Perleberg

Have you found anyone? I'm working on a similar project from an investment perspective. Haven't gone through it, but would be happy to share if the idea comes to fruition.

Hello,

Looking for a contractor with experience converting a single-family home into a multi-family. Has anyone had experience doing this? It would convert the basement of a 3K-4K sqft home into a garden unit. Total units at the end of the project should be two.

If there are other creative ways to do this, would love to share ideas.

Best,

Anthony

I believe a foundation needs to be removed as well. From the pictures, it looks like a crumbling multi-family (2-4 units). It's in Bucktown.

I appreciate the range. Super helpful. To add to this lot's "uniqueness" - it's also a corner lot. Do I need to account for scaffolding then too?

There's another lot in Humboldt Park I've been eyeing too. It's ready to build on (25x120). The game plan with either of these lots is multi-family... I'm aiming for a two-unit duplex.

Much appreciated @Mark Ainley. I'll keep an eye out for your DM.

@Prashanth Mahakali / @Jonathan Klemm - nice to meet you. I'm looking for expertise in building two-unit duplexes. I linked sample photos below. Do either of you by chance have experience building a two-unit duplex?

Hello,

I'm looking for a contractor with experience building greystones, worker cottages, or modern duplex units in Chicago. If they (or you) can bring a team of other vendors/connections you prefer to work with, that works great.

Cheers,
Anthony

Hello,

I have a multi-family unit on a 24X72 lot that needs demolishing. I'm trying to factor in demolition costs into my budget.

Can anyone share what the cost of demolition would be? A ballpark estimate or range would be great.

I would not be opposed to a referral either.

Cheers.
