I would be careful putting this quote on a public forum. "In the past I have gone through the applicants and based on what I think is correct for the home ( I don't want a family of 5 renting a 2 bedroom, 1 bathroom home )." This number of occupants is allowed according to the Fair Housing Act and disqualifying someone based on this is not allowed.

You should also check to see if you could build a SFR with an ADU as well. That could help it cashflow better.

You can't charge them for a pet that they no longer have at the property. If you want to be protected against pet damage it's best to have an upfront pet fee or deposit.

It fully transfers to you. You do not need to change the lease in any way. It is still in full effect until its end date.

Yes the city can require you to be licensed. Very standard.

If you are owner occupying a four unit or less property you are exempt from the federal fair housing acts. If that will apply to companion animals is an open question.

When I had my tenant's basement flood and half of the house was unusable during the reconstruction, I gave the tenant a 50% discount on the rent. Also check with her insurance company to see if her policy has rent protection.

You could ask that the month to month tenant be given the appropriate notice that their tenancy is ending. If your closing is far enough in the distance they might be out by the time you take possession. For the tenant with the lease your only option is to ask the current owner to offer them cash for keys. Otherwise you can only get them out after you take ownership and they somehow violate their lease.

She should ask the property manager. The owner has a manager so they don't have to deal directly with tenants.

The current leases that the tenants have are valid until they expire. You can have them sign new leases of your choosing at that time. There is no need and you actually can't force them to sign a new lease.
