Large lenders I have found to give the best terms. The local lenders had higher interest rates and also wanted deposits to be held at their bank.

Regardless I think that you should reach out to everyone that you possible can when it comes time to refinance.

Go to the network tab and find some people in your zip code and message them as well to get the word out.

I use property management companies to rent out all of my units and it takes 1-2 weeks to find a tenant. Then 1-2 weeks after that for them to move in.

A buyers market means that there is more supply and demand so buyers can get the best deals at this time.

Sellers market means that its the perfect opportunity for sellers to sell their home. There is a ton of demand and very little inventory. Many markets right now are sellers markets.

Just get a few bids from different contractors. You can find contractors through homeadvisor.com

Focus on the project you're working on right now. Fix it up and rent it out and get it stabilized. Then look for the next deal.

The property management company that you're using doesn't create reports for you every month?

We use quickbooks but you can just excel.

20% is plenty for repairs and vacancy.

I think that the city with no rent control is going to be best so I would choose Vallejo. Except that with the market being so hot right now and with the way that Vallejo and all of the East Bay crashed in 2008 I would be a little bit worried about buying right now. 

Have you thought about investing out of state where your real estate will actually cash flow and make you money every month?
