 These are both great neighborhoods. The prices are on the rise in these parts of town due to Amazon moving in.

I live in LA and invest out of state in the midwest. Memphis, St. Louis, Cleveland, Akron, Birmingham. These are all great markets where you can find rental properties for <$100k which have a great 1% rent to price ratio or higher.

You should use loopnet to feel out pricing for different cities and states. Then from there you can also make broker relationships and share with brokers what you're looking for.

Keep them on a constant loop and follow up with them constantly to see if they have any new deals.

Welcome to the forums Nicholas. Definitely being out of the country is going to present it's own challenges but if you're buying rental properties that don't need much work then it shouldn't be too difficult to manage.

Investing in multifamily properties from out of the country however sounds like a whole other challenge because of the financing aspect and getting financing without W2 income in the states can be very difficult.

I'd recommend focusing on your strengths and find someone who you can bring onto your team who can handle the "techie" side of your business.

What is the current occupancy? If the property has less than 80% vacancy then hard money would be a good option. But if not then you should go and get conventional financing.

Step one would be to find out where you want to invest. Then it would be to find a deal and get financed. You will not need a CPA or attorney for your first investment. If you're buying rentals with conventional financing you just buy the property and get the loan under your personal name so there is no structure really needed from the beginning.

I try to make the average of 5 years of the project to be over 15% cash on cash return. And that includes a sale in year 5.
