I would tell the cash buyers that you need to be in the 600s and maybe one of those cash buyers will come up to the 600s and you can get it done!
I like being up front with the cash buyers and let them know what you're dealing with so they can make it work.

Yes. They fund 80% of the project, you put in 20% and then they get 50% of the profits and you get the other 50%

You can go and approach banks or credit unions and just ask them if that is something that they do before they do a credit check.
You can tell them to hold off on the credit check until you know you'll be approved.
I spoke with a few credit unions and ended up getting an unsecured LOC from one of them.
